Commercial Vapor Intrusion

Commercial vapor intrusion occurs when vapor-forming, subsurface chemicals enter the commercial structure through cracks, crevices, drain systems or other migration points in the slab or foundation of the building.  Chemicals in the groundwater, soil, drain lines, and sewers may threaten the indoor air quality of the structure.  Some of the more common vapor-forming chemicals include:

  • Volatile Organic Compounds (VOC’s) like trichloroethylene and benzene
  • Certain semi-volatile organic compounds like naphthalene
  • Elemental Mercury
  • Certain polychlorinated biphenyls and pesticides

In many cases, it is extremely important to properly mitigate these hazardous vapors because they may accumulate in the structure and cause potential near-term safety hazards like explosions or acute health effects to occupants within the dwelling.  Furthermore, if high levels of accumulation are not present, but lower concentrations of vapor-forming chemicals are still detected, the main concern is whether the vapor-forming chemicals may pose an otherwise avoidable health risk after long-term exposure to these lower concentrations.  Lastly, some commercial cleaning products, gasoline, or other commonly used solvents may pose separate, or in combination with vapor intrusion, significant human health risks after chronic exposure.
